Acapulco engaged Converge Services predominantly to repair a number of dangerous spalling concrete defects to the external facade of the building. Upon our engagement we encountered a diverse range of programmed maintenance issues that we have now reported on, fixed and tendered on for future works to ensure the structural integrity of the building. Our relationship with Acapulco and their asset is a building we both can be proud of;

Building Maintenance Issues;

  • Moisture ingress causing exposed and non-exposed spalling to sun hoods and external concrete facade
  • Failed coating system to external sun hoods - visual cracking, spalling, reinforcement corrosion.
  • Water ponding issues to external penthouse podium - Constant ingress through concrete facade onto below apartments.

Converge Services Scope of Works;

  • Engage Tremco Australia / Sika to formalise repair / waterproofing schedule for Acapulco according to the body corporates warranty expectations.
  • Repair exposed concrete spalling as per manufacturers specification including cathodic protection to larger repairs / problem areas.
  • Full concrete dilapidation survey of external facade including balconies, soffits, sun hoods and columns. (Quantify extent of damage)
  • Full dilapidation report including measurements and images of all repairs to be undertaken. (Fundamentally this will enable Acapulco to ensure a lump sum for the entire job)
  • Nil cost full waterproofing system to external sun hood as per manufacturer's specification.
